Financing the Coast
Coastal homes raise questions most purchases never do. Is it a second home or a rental? Is it in a flood zone? Will a lender accept the condo project? Does the well need testing? Phuong Ha is a licensed mortgage loan originator with Mortgage Solutions Financial, and he has also worked as a Realtor for more than 20 years. He’ll help you sort these questions out before you make an offer, not after.

The Oregon Coast Lifestyle
Owning a home on the Oregon Coast means more than a great view — it’s a lifestyle unlike anywhere else on earth. Here’s what awaits you.
Before You Make an Offer
The same things that make a coast home special — ocean views, vacation rental potential, rural acreage — are what make it harder to finance. Here is what to settle early.
How you’ll use the home decides the loan. A full-time residence, a second home, and a rental are financed differently — and a home you plan to rent short-term may not qualify as a second home.
If the home is in a FEMA-designated flood hazard area, most loans require flood insurance. Pull the flood zone and an insurance quote early, because it changes your monthly cost.
Some coastal condo projects, especially those run like hotels with a rental pool, don’t meet standard lending guidelines. Confirm the project is eligible before you fall for the unit.
Coastal counties and cities regulate short-term rentals, and the rules differ town to town. If rental income is part of the plan, confirm the property can be licensed first.
Homes outside city limits often run on a private well and septic system, which may need inspection or testing before closing. Build that time into your contract.
Good coastal listings don’t wait. A pre-approval tells you what fits your budget and shows sellers you can close — before the right home comes up.
